Terms and conditions.

Last updated: 5 February 2026. These terms apply to all engagements between you and Kindaroo Roofworks Sdn Bhd for roofing services in Malaysia.

1. Definitions

“We”, “us” and “Kindaroo” refer to Kindaroo Roofworks Sdn Bhd, SSM Reg No. 202401034567 (1551209-K). “You” refers to the property owner, tenant with owner’s written consent, or managing agent engaging us for services. “Services” refers to roof inspections, repairs, replacements, restoration, gutter cleaning and any related works detailed in your written quotation.

2. Quotations

Quotations are issued in writing following an on-site survey. They are valid for thirty (30) calendar days from the date of issue. After that period we may revise the quote to reflect updated material costs. A quote becomes a binding contract only once you confirm acceptance in writing (email is acceptable) and pay the agreed deposit.

3. Deposits and payment

For projects above RM 5,000 we typically require a 30% deposit to secure the schedule slot and order materials. The balance is due within seven days of completion and final walk-through. Minor repair work under RM 1,000 is invoiced after completion. We accept transfer through Maybank2u, CIMB Clicks and other Malaysian online banking; we also accept Touch ‘n Go eWallet and DuitNow QR. We do not accept payment in cryptocurrency.

4. Scope and variations

The scope of the work is the scope described in your accepted quotation. If during the works we uncover hidden conditions (rotten rafters, undersized valley flashings, illegal previous additions) that need attention to deliver the agreed result, we will pause, document with photos, and provide a written variation quote for your approval before continuing.

5. Scheduling and weather

Once scheduled, we will make reasonable efforts to start and complete on the agreed dates. We may delay work where weather makes the site unsafe — Malaysian thunderstorm windows in particular. We will notify you the day before of any postponement and reschedule at the earliest available window.

6. Access and site readiness

You agree to provide safe access to the property during agreed working hours, secure pets away from the work area, and remove valuable or fragile items from rooms directly below the work zone. We carry our own scaffolding and access equipment.

7. Warranties

Workmanship: 12 years on new installations and replacements, 5 years on restoration, 1 year on isolated repairs. The warranty covers defects in the installation work itself. It does not cover damage caused by extreme weather above design specification, unauthorised modifications to the roof, or wear arising from poor maintenance (e.g. blocked gutters causing overflow into eaves).

Materials carry the manufacturer warranty as supplied. We pass these documents to you at handover.

8. Liability

We carry public liability insurance up to RM 2 million. Our total liability under any single engagement is capped at the contract value of that engagement, except where Malaysian law sets a higher floor. We are not liable for indirect or consequential losses (loss of rental income, business interruption) unless these have been agreed in writing in advance and reflected in the contract value.

9. Cancellation

You may cancel a confirmed engagement before materials have been ordered with a full refund of the deposit. After materials are ordered, the cost of those materials is non-refundable. We may cancel an engagement if access is unsafe, if structural issues are uncovered that we cannot remedy within the agreed scope, or in case of force majeure — in which case any unused portion of the deposit is refunded within seven days.

10. Governing law

These terms are governed by the laws of Malaysia. Any dispute that cannot be resolved by good-faith discussion will be referred to the Asian International Arbitration Centre in Kuala Lumpur.
