Roof repairs

Small repair, big difference.

Most roof problems we see in Malaysia are not catastrophic. They’re cracked tiles, a single failing flashing, or a ridge cap that lost its mortar over a few monsoons. Caught early, the fix is usually a half-day visit.

What we fix on a typical repair visit

  • Slow leaks above bedrooms, bathrooms, or behind cornices
  • Cracked or slipped clay and concrete tiles
  • Lifted, broken or unmortared ridge caps
  • Failing valley flashings and step flashings against walls
  • Loose lead aprons around chimneys, pipes and skylights
  • Damaged downpipes, brackets and joints
  • Post-storm tile dislodgement and minor structural disturbance

If the underlying issue is bigger than a repair can fix — for instance, a roof where 30 percent of tiles are failing — we’ll tell you that on the survey, and quote a restoration or replacement instead. We don’t fish for repeat callouts.

Process

How a repair visit runs

Photo triage

Send us photos of the issue and the affected ceiling area. We’ll shortlist the cause and confirm a callout slot.

On-site survey

A senior installer climbs up, traces the actual entry point, and confirms repair scope on the spot.

Repair on the day

Most repairs are completed in the same visit. Larger scopes get rescheduled to the next available slot.

Photo handover

You get before/after photos and a one-year repair warranty on the specific area we touched.

Pricing

How repairs are priced.

Minor repair

Single-area fix — cracked tile cluster, a flashing strip, one ridge cap. From RM 280.

Standard repair

Two or three repair points on the same roof, including a small flashing rework. From RM 520.

Storm response

Emergency tarping, dislodged tile re-laying, broken downpipe repair. Quoted on site.

Insurance work

Surveyed and quoted to match insurer documentation requirements. Direct billing available.
