What an inspection covers
- Visual condition of all roof tiles or sheets — cracks, lifts, displacements, fading
- Ridge cap and hip detailing — mortar state, pointing condition, security
- Flashings — chimney aprons, sidewalls, valleys, penetrations
- Gutter and downpipe state — sagging, joints, debris load, flow capacity
- Underside check from inside the attic or ceiling void where accessible
- Insulation, ventilation, and any obvious leak staining or rot
- Expected remaining service life by component, with priority ranking
